Online Rental Application

Applying online is easy! RD House contracts with Orca Information Inc for online application and verification. The link below will take you to their site and guide you through the online application process. A Non-Refundable screening fee of $40.00 per application applies.  
 

We do not accept reusable reports.

IMPORTANT 
  1. If you've already viewed a property and advised the Property Manager that you'll be submitting an application, you're ready to go! Otherwise, please contact a Property Manager at RD House before submitting an application. 

  2. BY COMPLETING AN APPLICATION YOU ARE ACKNOWLEDGING THAT YOU INTEND TO SIGN A LEASE FOR THE UNIT UPON APPROVAL OF YOUR APPLICATION. R.D. House Real Estate and Property Management will continue to market and show the unit/property until there is a signed lease.  Approved applications are processed in the order in which they are received.

Resident Acceptance Policy

 

Each applicant’s screening report shall be reviewed for two types of information: Potentially Negative and Negative.  All Potentially Negatives and Negatives apply to both Applicant and Household members.

 

Potentially Negatives: The following items shall be considered potentially negative items.  If three or more below items are found in a report, with no extenuating circumstances (example: temporary loss of job, medical reasons, family emergencies, etc.), adverse action may be considered.  

Credit Report

  • Any two trade lines that have been rated R2 (30 – 59 days late) in the last seven years

  • Any trade lines been rated R5 (120+ days late) in the last seven years.

  • Any two collections in the past 7 years

  • Any charge offs, discharged Bankruptcy, vehicle repossession, lien or any unpaid civil judgment in the last seven years.

 

Investigative

  • Any rental reference that includes more than 2 late payments

  • Any instance of unauthorized pets or persons occupying a unit rented to the applicant.

  • Any instance of being an unauthorized tenant

  • Any instance of improper or lack of Intent to Vacate notice and/or lease broken by the applicant.

  • Any instance of security deposit not refunded due to damage to rental unit (beyond normal wear and tear)

Negatives: The following items shall be considered negative items.  If one or more below items are found in a report, with no extenuating circumstances (example: temporary loss of job, medical reasons, family emergencies, etc.), adverse action may be considered.  

Credit report

  • Any OPEN bankruptcy

  • Any unpaid apartment or landlord collection

  • Any eviction judgement 

  • A total of $1,000 or more unpaid collections in the last seven years (excluding medical)

Investigative

  • Any unpaid apartment collection/Negative rental OR incomplete reference.​

  • Any current Legal Notice served (3 day, 10 day, Termination of tenancy)

  • Smoking in or in a "non-smoking" unit or property

  • Any "Eviction Action" filed with the courts in the last seven years

  • 2 or more cases of Domestic Violence, stalking, harassment (defendant in criminal cases)

  • Any conviction for manufacturing, distribution and/or possession of Federally controlled substances

  • Any conviction for contributing to the delinquency of a minor

  • Any registered sex offender/Lifetime registration

  • Any history of disruptive, malicious, violent behavior that pay interfere with the peace and quietude of the apartment community or surrounding community

  • Any criminal conviction which involves theft, burglary, robbery, serious offense, or a crime of violence with a firearm

  • Any false or misleading information provided by the applicant or omission of material fact within the submitted application.

  • Reasonable likelihood that the applicant or those acting under his or her control will interfere with the health, safety, security or the right of peaceful enjoyment of the residential community

  • Applicant is unwilling to cooperate with the application process (as determined by the manager or screening company)

  • Lack of 12 months verifiable, objective, concurrent positive RENTAL HISTORY.  Failure to provide rental history may result in a terminal.

Determinations as to criminal screening will be made on a case by case basis and will be based on several factors and information.  There will be no automatic emails based on crime without analysis of the facts.

 

Applicants need to provide:

1. Copy of Social Security Card or equivalent proof of identity (Visa, Passport, etc)

2. Drivers License

3. Proof of adequate income

  • Most recent check stub with year to date earnings

  • Self Employed - Tax returns for the last two years

  • Retired - Bank deposit history, Investment earning statements, & Social security earnings

  • Additional Income - Documents verifying additional income, Trust funds, Bank deposit history

 

In the event of Adverse Action (denial of tenancy, cosigner or increased deposit required) you have the right to a FREE copy of the background check we reviewed and processed by Orca Information, Inc.  You also have the right to dispute the accuracy of any information therein. To receive a copy of your background check please provide a valid email address in order to receive the report. In order to open and view the report you must correctly answer the security questions.

 

Upon Adverse Action the you will receive the Adverse Action/Consumer Rights Letter. This letter describes in detail how you may obtain from the appropriate agencies and companies, a free copy of the background check.

 

Note: In compliance with Washington State’s Fair Tenant Screening Act of 2012, and the Fair Credit Reporting Act (FCRA), this is to inform you that the background investigation will be processed through Orca Information, Inc. We may be obtaining credit reports, court records (civil and criminal), arrest detention information, employment and rental references as needed to verify all information put forth on your rental application.
